HOA Provided Services

The following are landscape and other services that are performed by contract on the residential properties that are paid for by your monthly HOA fees. Current policy provides for "opting out" of some of these services when the homeowner would rather perform the service or the service is not required.  The form to be completed by the homeowner to "opt out" of services, where permitted, can be obtained from The Parke Clubhouse.  It should be noted that opting out of a service will not reduce the homeowner's monthly HOA fees.

Mowing

All residential turf areas will be mowed every 7 - 14 days depending on need during the growing season as per the landscape contract. The mowing schedule will be posted in the Mail Pavilion and on The Parke Website.  Please remove all mowing obstructions from the lawn during the mowing season which normally lasts from March until November.

Turfcare Services

All residential turf areas will be fertilized and have a weed control application in March, May, and September.  Lime will be applied in the late fall as per the landscape contract. The contractor will identify the areas treated and place signs noting what precautions should be taken by the homeowner.

Turf Insect Control

The contractor will monitor all the residential turf areas to identify where insect control treatment is necessary.  Those turf areas requiring insect control will be treated by the contractor as per the landscape contract.  The contractor will identify the areas treated and place signs noting what precaution should be taken by the homeowner.

Leaves and Other Debris Removal from Turf and Mulch Beds

All residential turf and mulch beds will have leaves and other debris removed by the contractor in the early spring before the first mowing and in the fall per the landscape contract. 

Planting Bed Maintenance

The contractor will maintain only those planting beds installed by the builder. These beds will be fertilized, weeded and mulched. Dead plants must be replaced at the homeowner's expense. The contractor will apply additional mulch only if the existing mulch bed is less than one inch.  As a general rule, all plantings facing the street will be maintained by the landscape contractor.  All other plantings are the responsibility of the homeowner.

Pruning of Trees and Shrubs

All trees and shrubs installed by the builder will be pruned by the contractor as per the landscape contract.  The pruning of plants not installed by the builder is the responsibility of the homeowner.  As a general rule, all plants facing the street will be pruned by the landscape contractor.  A homeowner may "opt out" of the pruning service by submitting the appropriate form available from The Clubhouse.

Tree Removal

All proposals for tree removals must be submitted to the General Manager for approval before any action can be taken.

New Plantings

All proposals for the installation of trees and shrubs must be approved by The Parke Design Review Committee before any planting can take place.  Applications and detailed instructions can be picked up at the Clubhouse.  Annuals such as impatiens, coleus, pansies, and geraniums do not require approval.  All plantings must be confined within the homeowner's property.

Gutters and Downspouts

All gutters and downspouts will be cleaned by the contractor as per the gutter cleaning contract.  The gutter cleaning schedule will be posted in the Mail Pavilion and on The Parke Website.  Gutters on homes with gutter guards where the homeowner has not opted out will be cleaned by brushing off the surface of the gutter guards.  The gutter cleaner will not remove gutter guards to clean.  A homeowner may "opt out" of the gutter cleaning service by submitting the appropriate form available from The Clubhouse.

Snow Removal

All driveways and sidewalks will be cleared by the contractor when the snow reaches a depth of three inches.  Sand will be applied to all ice coated driveways and sidewalks.  A homeowner may "opt out" of the snow removal service by submitting the appropriate form available from The Clubhouse.
