The Parke at Ocean Pines, Inc. is not a party to the home construction contract or to the warranty contract and, therefore, has no legal standing to act in any capacity. The HOA sympathizes with the concerns of the residents and we offer the below information to our residents that have warranty concerns.
The following reminds homeowners about warranty information they already have and list procedures to follow for filing claims with Centex/Pulte.
· The Centex warranty was disclosed to all buyers at the Pre-settlement Orientation (PSO) and the information pertaining to warranties is spelled out in the Residential Warranty Corporation (RWC) that was given to all purchasers;
· It is the homeowners responsibility to obtain a written report from a licensed contractor, defining the interior or exterior damage (leaks, cracks, etc.) to the dwelling;
· It is the homeowners responsibility to contact Centex/Pulte, via email or telephone - to report the damage and information obtained by the licensed contractor;
· Centex/Pulte will advise the homeowner whether the damage is still covered by warranty.

Centex/Pulte is currently conducting window inspections of those homes built prior to August 2003. You do not have to contact the warranty department to have your windows inspected; they will be inspected following an already established schedule. Please be advised that Centex/Pulte will NOT be addressing other issues at the time of the window inspection. |
